A leaking terrace isn't fixed with a coat of paint

Almost every terrace leak comes from the same places: joints that have opened up over the years, badly finished junctions with walls and door thresholds, drains that can't cope, or a floor with no fall that leaves water standing. So we don't just cover the stain: we find where the water gets in and fix it there.

When to have your terrace checked

A terrace rarely warns you with a drip. It warns you earlier, with small signs:

  • Puddles that take hours to drain after rain.
  • Cracked joints or tiles that sound hollow when you step on them.
  • Stains, mould or bubbling paint on the ceiling of the flat below.
  • Damp on the inside wall next to the terrace door.
  • Drains that keep clogging or overflow in heavy rain.

What we do on a terrace

Waterproofing

We lay a continuous waterproof layer under the floor, turned up the walls and properly sealed around drains and thresholds, which is where water usually gets in.

New outdoor flooring

Non-slip paving made for the outdoors, with the right joints to cope with sun, rain and temperature changes.

Falls and drains

We rebuild the fall so water runs to the drain, and renew or add drains where needed.

Balconies and roof terraces

The same work on balconies and roof terraces, which usually suffer most because there is nothing above them.

Railings

We replace railings and grilles with made-to-measure aluminum ones: no rust, no maintenance.

Enclosures, awnings and roofs

How we waterproof a terrace

Every terrace is different, but when there are leaks the work usually goes in this order:

  1. InspectionWe check the floor, joints, drains, wall junctions and, where possible, the ceiling below, to find where the water gets in.

  2. Strip and prepareIf the problem is under the floor, we lift the paving and leave the base clean, sound and with the fall corrected.

  3. Waterproof layerWe waterproof the whole surface, turning it up the walls and reinforcing drains, corners and thresholds.

  4. Floor and finishesWe lay the new outdoor floor, grout it and finish skirtings and thresholds.

What the price depends on

We don't give fixed prices without seeing the terrace, because two terraces of the same size can need very different work. What matters most:

  • The size of the terrace and how many walls, thresholds and drains it has.
  • Whether the existing floor has to be lifted.
  • The state of the base and whether the fall needs correcting.
  • The new flooring you choose, and whether you add a railing, enclosure or awning.

If the leak reaches the flat below

When water from a terrace reaches another flat, who pays depends on whether the terrace is for your private use or a common element of the building, and on the community's statutes. The usual step is to ask the building's property administrator. We give you a detailed written quote that you can take to the community or your insurer.

Frequently asked questions

How much does it cost to waterproof a terrace?

It depends on the size, whether the floor has to be lifted, the state of the base and the new paving. That is why we do a free, no-obligation visit and a quote for your terrace.

Does the whole floor have to come up?

Not always. If water gets in through specific joints or edges it can sometimes be fixed without lifting the floor, but when the leak comes from under the paving, the lasting fix is to lift it and waterproof the base properly. We tell you which case yours is during the visit.

How long does the work take?

It depends on the size and whether the floor has to be lifted. The quote includes the timeframe for your terrace and the days you will not be able to use it.

Can it be done in autumn or winter?

Yes. Some stages need dry days, so we schedule them around the forecast, and while the terrace is open we keep it protected.

Who pays if my terrace leaks into the flat below?

It depends on whether the terrace is for private use or a common element, and on the community's statutes; the usual step is to ask the property administrator. We give you a detailed written quote to take to the community or your insurer.
